When Mike approached Seamless Builders about transforming his garage at Thoroughbred Place in Papamoa, he already had a strong vision for what he wanted the space to become.

The goal was to turn an underutilised garage into a warm, modern, fully self-contained Airbnb studio complete with a high-end tiled bathroom, private external access, and a space that felt comfortable, functional, and inviting for guests.

Mike came to us with inspiration ideas and concepts he loved, and from there we worked closely together to bring the vision to life.

One of the most rewarding parts of this project was helping shape the overall look and feel of the space.

A Modern Fully Tiled Bathroom

The bathroom quickly became one of the standout features of the conversion.

Large-format stone-look tiles create a warm and timeless feel throughout the space, while the fully tiled walk-in shower gives the bathroom a premium architectural finish.

• In-wall vanity tapware

• Vessel basin

• Floating timber-look vanity

• LED feature mirror

• Half-height tiled privacy wall between the toilet and shower

The half-height privacy wall worked especially well in the layout, creating separation between the toilet and shower area without closing the room in. It keeps the bathroom feeling open and spacious while still adding privacy and functionality.

The darker brushed tapware contrasts beautifully against the lighter tiles and helps tie the overall design together.

What was once a standard garage has now been transformed into a fully habitable Airbnb studio designed for comfort and flexibility.

Large stacker doors bring natural light into the room and create an easy indoor-outdoor connection, helping the space feel bright and open. Combined with the modern finishes and thoughtful layout, the completed conversion feels far removed from a typical garage.
