From Moisture Issues to a Forever Home | Reclad Project in Te Puna

Jan and Geoff are the kind of people who know what they want and just get on with it.

In their 70s, they made the move from the Coromandel to Te Puna to be closer to family. Now it’s weekly coffees, walks, and having Jan’s daughter just around the corner. That was the vision, and they backed themselves to make it happen.

When they bought this architecturally designed home, they knew exactly what they were taking on. The building report identified moisture issues and rot, meaning a full reclad was always going to be part of the journey.

For many people, that would be overwhelming.

Not for Jan and Geoff.

They could see the potential in the home straight away.

Like many older homes in Tauranga, the property needed significant weathertightness repairs and recladding work to bring it back to life. At this stage of life, it wasn’t something they wanted to manage themselves, so they enlisted our team at Seamless Builders to guide the project from start to finish.

And what a transformation it became.

The home itself is full of personality. Architecturally designed with multiple levels, interesting spaces, and loads of character. Rather than fighting against that, Jan and Geoff leaned into it.

The finished home has a warm British colonial-inspired feel layered with earthy New Zealand tones. Polished timber floors, muted green exterior cladding, rich wood detailing, rattan furniture, soft natural textures, and carefully selected artwork create a home that feels calm, creative, and deeply personal.

Jan, an artist, had a strong vision for colours and finishes from day one, while Geoff brought a practical, steady approach to decision-making. They weren’t afraid to trust their instincts, and honestly, that made the process incredibly enjoyable.

Over time, this project became more than just a reclad.

Jan and I spent many hours on the phone talking through ideas, details, and plans for the home. By the end of the build, it felt more like a friendship than a client relationship.

When we visited after completion with a bottle of “wine” (which was actually gin), one of the things they said stuck with us.

They missed having the team around. Clint, Ryan, and the boys weren’t just there to build the house. They became part of daily life throughout the renovation. Good builders, good people, and genuinely great company to have around.

This Te Puna reclad project is exactly why we love what we do.
